Position Title: Maintenance Technician (Skilled Multi-Trade)
Location: Palm Desert, CA at Deep Canyon Tennis Club
Reporting To: Maintenance Supervisor
Status: Non-Exempt, Full-Time
Salary: $28.00-$31.00 Hourly/DOE

EMPLOYEE OWNER POSITION PURPOSE:

The Maintenance Technician acts on behalf of The Management Trust and the Association to ensure proper physical condition of the property. Effective communication and collaboration with the General Manager and direct supervisor are vital so that concerns are known and addressed in a timely manner. The Maintenance Technician operates within the scope of his/her ability and job duties to ensure the safety of him/herself, residents, all employees, and the property at all times. This individual has an intermediate skill level to performs work orders and execute various basic construction level projects and other hands-on tasks with high attention to detail and quality expectations. This position plays a key role in the daily experience and wellbeing of homeowners, guests, and fellow employees.

JOB DUTIES AND RESPONSIBILITIES:

  • General Maintenance & -Reconstruction - Provide assessment, oversight, and maintenance and reconstruction as needed for association common areas and elements.
    • The following tasks are performed on a regular schedule: ensure light fixtures are functioning,
    • Assess stucco, wood-trim, concrete and metal paint finishes in common areas (including exterior) and repair/patch/touch-up as needed
  • Plumbing - Provide assessment, oversight, and maintenance of association common areas and elements.
    • Tasks include: regularly clear main lines (with a plumbing snake), install and maintain all drains, coordinate water-shut offs to residences when maintenance or repairs are being completed by unit owners (or if needed in emergency situations), repair minor plumbing leaks reported by residents
  • Roof Equipment - Provide assessment, oversight, and maintenance of association common areas and elements.
    • Inspect all roof equipment monthly, including cooling tower, boilers, and exhaust fans
    • Clean roof surface and resurface with waterproofing as needed
  • Building Equipment - Provide assessment, oversight, and maintenance of association common areas.
    • Inspect all equipment, pumps, heaters, etc. per schedule to ensure functionality
    • Perform maintenance as needed, including, but not limited to: changing/checking filters, emergency generator fuel levels
    • Coordinate HVAC system shut-offs for building repairs
  • Carpentry –
    • Inspect, repair and reconstruct fences, gates, doors for all buildings
    • Build shelving units and cabinets
  • Masonry –
    • Assess for repairs to grind or remove and replace sidewalks, curbs, patios, etc. Construct new concrete/paver slabs (i.e. extend patio, under benches, water fountains, etc.)
    • Assess masonry for water intrusion and repair/reconstruction as needed.
  • Flooring –
    • Remove, repair and/or replace tile, carpet, laminate
  • Repair/replace baseboard, molding, trim
  • Assist with testing and maintaining service logs
  • Meet with vendors to review maintenance needs
  • Work independently and with the team to execute work orders, refurbish and remodel projects and other Association-related tasks including weekly trash/recycle bin distribution for community, weekly grounds maintenance (i.e. blowing and pressure washing as needed)
  • Address homeowner issues as needed, including, but not limited to: investigating plumbing needs, paint requests, fence replacement requests, and related inquiries
  • May receive after-hours service requests on an as needed basis (ensure all hours are properly reported)
  • Obtain appropriate approval from direct supervisor, or the General Manager or Board of Directors as needed for repairs
  • Provide project management oversight of assigned projects and assist in the preparation of RFPs
  • Other duties and special projects as assigned

EXCEPTIONS:

  • This role is not responsible for maintaining or repairing property that is the responsibility of the Homeowners
  • This role is not responsible for maintaining or repairing safety components or major building systems

QUALIFICATIONS:

  • Ability to work independently, with little oversight, but with accountability to management to ensure desired results are achieved
  • Attention to detail
  • Adaptable and dependable with a solid attendance record
  • Commitment to excellence and high-quality customer service
  • Extensive background in various types of building maintenance to ensure systemic issues can be identified and addressed by either maintenance team , limiting the need for outside professional
  • Prior experience in construction, or work with a general contractor
  • Prior maintenance experience with either commercial or large-scale residential projects
  • Ability to review and assess pumps, ventilators, electrical components, plumbing, etc. to identify maintenance and repair needs in accordance with job duties
    • Experience managing a housekeeping or janitorial team

SPECIAL POSITION REQUIREMENTS:

  • Must have reliable transportation for travel to and from offsite locations (including to obtain materials)
  • Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policy

ESSENTIAL FUNCTIONS:

  • Use standard office equipment, including: computer, phone, copier/scanner, etc.
  • Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
  • Be stationary or in motion for periods of time
  • Relocate up to (40) pounds
  • Travel to and from offsite locations

SCHEDULE & TRAVEL:

  • Monday-Friday from approx. 7:00 am-4:00 pm (between summer and winter hours are adjusted earlier/later based on season)
  • Monday-Friday from approx. 7:00 am-3:30 pm. In June, July, August Monday-Friday from 5:30 am-2:00 pm.
  • This position may require occasional long hours to meet business needs, including being available for emergency needs
