Vertical Integrity is seeking an experienced Project Superintendent to run a segment of a large residential project in the Southern California Coachella Valley. The project consists of 131 single family homes in two different products. This position will run one of the two products. Salary commensurate with experience level.

Candidate experience needs to be in the Residential Construction Industry specifically. Candidates should live within a reasonable distance of the project.

DUTIES AND RESPONSIBILITIES

  • Study plans, specifications and jobsite conditions to be able to manage construction most effectively.
  • Schedule all subcontractors and vendors pursuant to the project schedule. Monitor trade compliance to schedule.
  • Ensure adherence to the scope of work, approved plans, approved submittals, specifications, and to industry standards.
  • Walk all homes daily to ensure the work of all trades is at the highest level of quality.
  • Ensure all trades comply with Safety Program.
  • Schedule and obtain all required inspections.
  • Perform administrative functions including weekly reporting of schedule, quality punch lists, Inspection status, site conditions, etc.
  • Ensure company policies are maintained including those pertaining to safety, storm water compliance, cleanliness, jobsite rules, etc.
  • Manage assistant site managers and laborers.

QUALIFICATIONS

• 10 years of experience as a Project Superintendent.

• Ability to read plans and specifications.

• Expertise in schedule management.

• Ability to run residential (multi-family and single-family) projects in the Southern California area.

• The ability and desire to walk all units every day.

• Excellent ability to resolve problems and issues with co-workers, owners, and subordinates.

• In-depth knowledge of residential construction processes.

• Working knowledge of construction laws and practices.

• Has an excellent understanding of all trades.

• Dependable understanding and ability to apply building codes and other design requirements.

• Provide references.
