We are seeking an experienced and highly skilled Senior Superintendent to join our dynamic construction team. The ideal candidate will have extensive experience in new development of townhome construction on 2-3-story buildings. This full-time position requires a seasoned professional with 7-10 years of relevant work experience who can effectively manage all aspects of on-site construction operations for upcoming several hundred units.

Key Responsibilities

  • Oversee and coordinate all on-site construction activities for townhome projects, ensuring adherence to project schedules, budgets, and quality standards.
  • Manage and supervise subcontractors, laborers, and other construction personnel to ensure efficient and safe work practices.
  • Collaborate with project managers, architects, engineers, and other stakeholders to resolve technical issues and ensure project success.
  • Implement and enforce safety protocols and procedures to maintain a safe work environment and comply with all relevant regulations.
  • Review and interpret construction drawings, specifications, and other technical documents to ensure accurate implementation.
  • Coordinate material deliveries, equipment usage, and resource allocation to optimize project efficiency.
  • Conduct regular quality control inspections and implement corrective actions as needed.
  • Prepare and maintain accurate daily logs, progress reports, and other project documentation.
  • Participate in project meetings and communicate effectively with all stakeholders, including clients, team members, and regulatory bodies.
  • Manage project budgets, track expenses, and identify cost-saving opportunities without compromising quality.
  • Ensure compliance with local building codes, zoning regulations, and environmental requirements.
  • Anticipate and mitigate potential issues or delays in the construction process.
  • Mentor and develop junior team members, fostering a culture of continuous improvement and knowledge sharing.

Qualifications and Requirements

  • 7-10 years of experience as a Superintendent in residential construction, with a focus on townhome projects and new developments.
  • Proven track record of successfully managing 2-3-story construction projects from start to finish.
  • In-depth knowledge of construction methods, materials, and industry best practices specific to townhome construction.
  • Strong understanding of local building codes, zoning regulations, and permit processes.
  • Excellent leadership and team management skills, with the ability to motivate and direct diverse groups of workers.
  • Proficiency in reading and interpreting construction drawings, specifications, and other technical documents.
  • Strong problem-solving skills and the ability to make quick, informed decisions in high-pressure situations.
  • Excellent communication skills, both verbal and written, with the ability to interact effectively with all levels of stakeholders.
  • Proficiency in construction management software and Microsoft Office Suite.
  • Valid driver's license and reliable transportation.
