A Pool Specialist is responsible for the maintenance and operation of swimming pools within homeowners' associations. The role typically involves ensuring that the pool facilities are safe, clean, and compliant with health and safety regulations.


Essential Duties and Responsibilities:

Pool Maintenance:

  • Perform daily cleaning tasks such as skimming debris, vacuuming, and brushing pool surfaces.
  • Maintain chemical levels (chlorine, pH, alkalinity, etc.) within safe and legal limits by conducting water tests and adjusting chemicals as needed.
  • Backwash filters and clean skimmers, baskets, and pumps.
  • Monitor and maintain pool equipment (pumps, filters, heaters) to ensure optimal functionality.
  • Identify and troubleshoot equipment issues, coordinating repairs or replacements as necessary.

Safety and Compliance:

  • Ensure pool areas comply with local and state regulations, including signage, fencing, and safety equipment requirements.
  • Monitor the condition of pool safety features such as lifeguard stands, rescue equipment, and pool alarms.
  • Inspect and maintain pool gates, locks, and safety barriers to prevent unauthorized access.
  • Maintain a log of water quality, chemical levels, and maintenance activities for regulatory compliance and HOA records.

Pool Area Cleanliness:

  • Ensure that surrounding areas such as pool decks, chairs, umbrellas, and restrooms are clean and properly maintained.
  • Report any damage or vandalism to the HOA management.

Customer Service:

  • Respond to resident inquiries or concerns about the pool facilities in a professional and courteous manner.
  • Educate residents on pool rules and regulations to ensure safe and enjoyable use of the facilities.
  • Coordinate with lifeguards or pool monitors (if applicable) to ensure the safety of pool users.

Preventative Maintenance:

  • Conduct regular inspections of the pool, pool deck, and surrounding areas to identify potential issues before they become costly repairs.
  • Schedule and perform seasonal opening and closing of the pool, including covering/uncovering, draining/filling, and winterizing equipment.

Record Keeping:

  • Maintain accurate records of chemical readings, maintenance activities, and repairs.
  • Assist in preparing reports for HOA management regarding pool usage, maintenance needs, and any issues or incidents.

Requirements:

Knowledge, Skills and Experience:

  • Experience: Previous experience in pool maintenance or a related field is typically required.
  • Certifications: Pool Operator Certification (CPO) or Aquatic Facility Operator (AFO) certification may be required by state or local regulations.
  • Skills: Strong knowledge of pool equipment, chemical handling, and safety regulations. Good communication and problem-solving skills.

Minimum Education:

  • High school diploma or equivalent; technical certification or vocational training is a plus.

Language Skills:

The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.


Availability:

Must be available to work a flexible schedule, including days, evenings, weekdays, weekends, and holidays, depending on business needs.
